What is included

Tap washer replacement, ceramic disc cartridges, tap swaps like-for-like, mixer taps changed (kitchen or bathroom), isolation valve fitting on a pipe run, blocked sinks (trap clean, U-bend clear, hair plug removal), dishwasher and washing machine connection, toilet seat replacement, loose toilet pan re-sealing, cistern parts (flush valve, float valve), silicone re-sealing around baths, showers and basins, bleeding radiators, balancing a radiator system, and outdoor tap isolation for winter.

Martin carries standard washers, O-rings, PTFE tape and silicone as part of the kit, so most small jobs do not need a parts run.

What is NOT included

Gas work is Gas Safe only, so boilers, gas cookers and any gas appliance connection is not something Martin will touch. New pipework, soldered joints on copper, pressurised system work, collapsed drains outside the property, and full bathroom installations are plumbers' jobs and Martin will tell you so. If the job turns out to be bigger than it looked, he will down tools and recommend someone local.

How long it takes

A tap washer is under an hour. A full tap swap is usually an hour to an hour and a half once the old one is isolated and loose. A bath re-seal (scraped, cleaned, dried, resiliconed) is around two hours with proper drying time factored in. Radiator bleeding on a whole house can be done in under an hour.

Pricing

First hour £55, each hour after £35. Parts are at cost and shown on the invoice. If the job needs materials Martin does not carry, he will quote the extra before buying them.

Common questions

Can you replace my kitchen tap? Yes, as long as the isolation valves under the sink work or can be fitted. If not, Martin will turn off at the mains for the short window needed.

My radiator has a cold patch at the top. That is usually trapped air and takes a few minutes to bleed. A cold patch at the bottom is sludge and needs a power flush, which is a different job.

Will you guarantee the work? Yes. If a washer or seal Martin fitted fails within a month, he will come back and put it right at no extra cost.
